Everything you need to know about ProbateFlips
Probate Flips is a subscription platform that provides NYC probate real estate leads sourced from probate-related public records and enhanced with property research. Each opportunity can include probate case information, executor or administrator details, beneficiary and heir information, ownership interests, property characteristics, estimated property values, comparable properties, and other available information.
Choose either the Starter or Pro plan, create or log in to your Probate Flips account, and complete checkout. Once your subscription is active, you'll receive access based on your selected plan and can begin viewing your available probate opportunities.
Probate Flips is designed for real estate investors, agents, wholesalers, investment firms, and other real estate professionals interested in researching probate-related real estate opportunities throughout New York City.
Probate Flips currently offers two monthly plans: Starter — $129/month with up to 10 new-to-you leads per weekly cycle. Pro — $349/month with up to 25 new-to-you leads per weekly cycle, plus access to your lead archive. New opportunities are released weekly according to your subscription and available inventory.
Depending on your plan and the information available for each opportunity, Probate Flips can provide property addresses, probate case details, deceased-owner information, executor or administrator information, beneficiaries and heirs, ownership percentages or interests, beneficiary addresses when available, property characteristics, estimated values, comparable properties, Street View imagery when available, and tools for researching and saving opportunities. Starter provides up to 10 new-to-you leads per weekly cycle. Pro provides up to 25 new-to-you leads per weekly cycle and includes access to your lead archive.

Starter members can receive up to 10 new-to-you probate leads per weekly cycle, while Pro members can receive up to 25 new-to-you leads per weekly cycle. Availability depends on the opportunities released and eligible for each subscription cycle.
Probate Flips currently focuses on all five New York City boroughs: Brooklyn, Queens, the Bronx, Manhattan, and Staten Island. Additional markets may be added in the future.
Information varies by opportunity, but a lead can include the property address, deceased owner, executor or administrator, beneficiaries or heirs, beneficiary addresses, ownership percentages or interests, probate case details, property characteristics, estimated property value and valuation range, comparable properties, property imagery or Street View when available, and other relevant property research. Not every data field will be available for every lead.
Probate Flips identifies opportunities using probate-related public records and combines that information with additional property research and available data. Probate Flips organizes this information into a research-ready format for subscribers. A Probate Flips subscription does not mean that an opportunity is exclusive to a single subscriber or unavailable from other public or commercial sources.
New probate opportunities are released weekly. Filing dates and other available case information are included when available so subscribers can evaluate the timing and relevance of each opportunity.
Use the available search and filtering tools to narrow opportunities by supported criteria such as location, property information, status, or other available fields. You can also save opportunities to Saved Deals for easier reference while researching them.
Probate Flips may provide executor or administrator contact information when that information is available. Subscribers are responsible for using any contact information lawfully and appropriately and for complying with applicable solicitation, privacy, real estate, and other laws or regulations.
In the context of Probate Flips, an off-market opportunity generally refers to a property that is not being presented on the platform as an actively marketed public real estate listing at the time the lead is identified. Probate status does not guarantee that a property is for sale, that an owner or estate will sell, or that a property can be purchased below market value.
Beneficiary or heir information can help subscribers understand the parties who may have an interest in an estate. When available, Probate Flips may provide names, relationships, addresses, and percentage interests to help subscribers research the ownership and probate situation. The legal authority to sell or transfer property depends on the specific estate and applicable law.
